Green Spring Cleaning

Spring is an excellent time of year to look at homes for sale in North Dallas, TX, especially if you have children in school. With luck, you can find a home and close on its purchase by the end of the school year, so you can move in over the summer.

Spring is also the time of year when homeowners engage in the rite of “spring cleaning.” But if the thought of dragging out all your cleaning supplies is giving you a headache, you may want to re-think the type of supplies you’re using. If your household cleaners contain harsh chemicals, they may give you a real headache.

There is a way to make your cleaning chores less harmful to you AND your environment. Think green! Choose environmentally friendly cleaning supplies to do the dirty work. You’ll find several brands of “green” household cleaners at your local grocery store these days, such as Seventh Generation and Method that work just as well as traditional cleaners.

You can also choose to make your own cleaning products, using common ingredients you probably have in your pantry right now. Here are a few of the basic supplies you’ll need:

  • Distilled white vinegar
  • Baking soda
  • Olive oil
  • Borax (found in the supermarket laundry aisle)
  • Liquid castile soap (like Dr. Bronner’s brand, found in most natural foods stores)
  • Essential oils (super concentrated natural plant oils found in natural foods stores, usually in the cosmetics section)
  • Microfiber cleaning cloths
  • Newspaper

A mixture of vinegar and water can be used to clean windows and other glass surfaces. Countertops and bathroom tile can be cleaned with a combination of vinegar, baking soda and water. You can find recipes to make your own green cleaning products online.

Declutter Your Garage

When you’re looking at McKinney, TX homes for sale, one feature that is important to note is the size of the home’s garage.  If you and your spouse both have cars, then a two-car garage is probably a necessity.  Home builders today are even including three-car garages to accommodate the homeowners’ vehicles, other recreational vehicles, such as an ATV, sports equipment, and tools.

Despite all that space, 50% of homeowners rate the garage as the most disorganized place in the house, according to the National Association of Professional Organizers. Here are some tips to declutter your garage:

1. Take inventory. Look around your garage and determine what you really use, and what’s taking up space. Donate anything that is in good shape to a local charity, and trash the rest.

2. Organize your space.  Choose a layout for your garage that groups similar items together. Sports equipment can be in one area, while outdoor lawn care items and car washing supplies should be in another.  Take advantage of vertical space in your garage to store items up high that you don’t need frequently – whether on a shelf or wall hooks.

3. Shop for supplies. Head to your local IKEA or other home store for organizing supplies like hanging racks for tools, and bins to hold toys, tools or gardening supplies. If you’re handy with tools, you can build your own shelves, drawers or workbench area – or hire someone to do it for you.  Make sure you have any dangerous chemicals or pesticides stored away behind closed doors so children and pets can’t get at them.

4. Keep it clean. Once your garage is organized, make a commitment to keeping it that way. Return items to their designated space when finished.  Every three months or so, give the garage a thorough cleaning. The work you put in will be well worth it – giving you a garage that can actually house your car instead of a bunch of disorganized stuff!

Your Own Spa Relaxation Space

Have you been spending your time looking at homes for sale in Frisco, TX? Once you purchase a new home and move in, wouldn’t it be nice to unwind at the end of a long work day in your very own spa relaxation space?  You can create a “home spa” by making just a few cosmetic changes to your master bath. Here are a few suggestions:

1. Clear the clutter. A room free of excess clutter helps create a more tranquil feeling to your home spa.

2. Paint the walls. Create that spa feeling by painting the walls with cool, relaxing colors such as sky blue and sea green.

3. Add room accents. Place decorative baskets on the counter to hold hand towels and washcloths. Accent them with decorative soaps, scented lotions, loofahs and other spa tools.

4. Create a relaxing scent. Use essential oils, such as lavender, reed diffusers and candles to make you feel relaxed and comfortable in your home spa.

5. Add simple decorations. Accent the area with items that make you feel relaxed such as fresh flowers, potted plants or photos of the ocean.

6. Choose appropriate lighting.  Add dimmer switches, recessed lighting and/or wall sconces to create soft, diffuse light that promotes relaxation. To mimic a skylight, add light panels to the wall or ceiling that feature large, partially-opaque rectangles of plastic to cover the light bulbs – diffusing the light for even, soft coverage.

Texas Housing Market

Texas remains one of the bright spots in the nation when it comes to housing and the economy. The Texas Association of Realtors reports that nearly 203,000 homes sold last year, down a modest 5% from 2010 levels. However, home prices remained relatively stable. The median sales price rose 1% last year to $147,600.

Analysts say the drop in sales is not necessarily a sign of a trend since federal government incentives for first-time home buyers spurred sales in 2009. TAR chairman Dwight Hale notes that Texas has emerged in a stronger position than almost everywhere else in the country. He adds that, “Our homes are some of the most affordable in the country and we’re seeing job growth substantially greater than national averages, which will continue to fuel the recovery in Texas.”

Politics is Politics & Real Estate is Real Estate!

Are you tired of hearing negative campaign ads yet? Turn on the TV or listen to the radio lately, and you know right away that the midterm election craziness is in full swing.  But don’t let the political noise distract you or persuade you that this isn’t a good time to buy a home.

It is important to know where the candidates stand on the issues. So do your homework now, and don’t worry about it again until Election Day when it’s time to make your vote count. Remember that politics is a soap opera that will always involve drama. Waiting for election cycles to be over just delays the enjoyment you could be having in your new home!

There are some great deals to be had right now in the housing market. Prices are affordable, mortgage rates are at record lows, and the new homes that are built today are much more energy efficient than those built 5-10 years ago. That means you’ll be able to save a good deal of money on utility bills.  Plus, a new home comes with a full builder’s warranty, so you don’t have to worry about making repairs.

At Landon Homes, we keep you in the loop all through the construction phase, so you know how your home is progressing. We offer a pre-construction meeting, a pre-drywall inspection, and a final inspection to ensure your satisfaction during all points of the building process.

With a repertoire of more than 40,000 homes built over the last 20 years, the Landon team offers an unmatched wealth of talent, expertise and enthusiasm. Call us today at  866-898-3603 to schedule a tour of one of our model homes in the Dallas-Forth Worth area.

Happy Birthday, Landon Homes!

This month, Landon Homes turns two-years-old and to celebrate, we’re giving YOU a gift!  You can take advantage of our 2/1 interest rate buy down promotion or you can receive some extra money to spend in our design center. This promo is being offered on select new homes that are financed through our preferred lender, Flagstone Lending

Landon has come a long way in just two short years.  The company has built and sold more than 250 new energy efficient homes throughout Little Elm, Frisco, McKinney and North Dallas, TX. It’s a significant achievement in two short years, considering that John Landon started this company in the midst of an economic downturn. However, the president of Landon Homes saw the economy as an opportunity, rather than an obstacle.

Landon realized that lumber, land, and labor prices had fallen considerably, making it more affordable to build homes. And he knew that if people were in a position to buy now, they would have an exciting opportunity to get a lot of high quality at a very good price. Landon says, “If we build the right product, at the right price, in the right location, we’ll do OK, even in this environment.” “We call it our Value Equation.”

Landon has the experience to back up his beliefs. He created Legacy Homes in 1987, when the economy was in the midst of another recession. “We were profitable in five months,” says Landon. And Legacy Homes eventually grew from a single community in Dallas to become the 12th largest builder in the nation.

The Landon team brings an unmatched wealth of talent, expertise and enthusiasm to every home they build. Our energy experts work hand-in-hand with our architects to create a home that is both beautiful and eco-friendly. Our goal is to build homes with lasting value and quality – creating the very best home for you in exceptional neighborhoods with highly acclaimed school systems.

Don’t Just Buy, Buy “Down”!

Landon Homes is running a 2/1 buy down promotion through August 31 on select new homes that are financed through its preferred lender, Flagstone Lending.  Under the promotion, the interest rate on the loan would begin at a very low rate, then increase gradually over the next two years, before settling at a permanent rate for the remainder of the 30-year loan.

For instance, if the current interest rate is 4.5 percent, the interest rate for the buy down would begin at 2.5 percent the first year, increase to 3.5 percent the second year, and then rise to 4.5 percent the third year, where it would stay throughout the remainder of the loan’s 30-year term. The title policy is included in the promotion, and there are no loan origination fees.

As an added incentive, Landon says every customer that purchases one of the special 2/1 buy down homes will go into a drawing for a brand new Nintendo WII family gaming console package.

If for some reason you don’t need to take advantage of the extra-low interest rate buy down being offered by Landon, Flagstone loan officer Patrick Iglinsky says he can mold the promotion into something that will be beneficial for you.

The mortgage process may not be easy to navigate these days, but Iglinsky says he works closely with the Landon team and the title company to manage the flow of information for the home buyer. As a result, Iglinsky says he helps ensure that the approval process goes smoothly from the day the contract is signed to the day of closing.

DFW McKinney Area Growing Fast

They say that “everything is bigger in Texas,” and that certainly is the case with Dallas-Fort Worth. It’s the fastest growing metropolitan area in the country, both in the last year and the past decade, according to the U.S. Census Bureau.

What’s spurring all that growth? Good jobs and affordable housing, as well as a favorable business climate. There’s no corporate income tax, building costs are relatively reasonable and regulations are minimal.

One city that’s been helping to pump up the metro area’s growth is McKinney, site of Landon Homes’ Shiloh Ranch community. McKinney was the nation’s third fastest growing city last year, and has ranked number two in population growth for the last decade.

Money Magazine Rates Rockwall & Collin Counties Excellent For Job Growth

Looking for a new job?  Look no further than Collin County and Rockwall County near Dallas, TX. Money Magazine rated the two counties among the top 25 places in the country for job growth.

Rockwall County, a former commuter county in rural Texas, has seen an influx of new shops and restaurants, combined with large employers like L-3 Communications, to spur job growth in the area. In addition, manufacturing jobs at several long standing aluminum plants remain the backbone of the county’s economy.

Collin County has a high-tech industrial base, featuring such well-known employers as Texas Instruments, Raytheon, Electronic Data Systems (EDS) and other software, Internet and telecom companies.  County officials work closely with the area’s municipal EDCs (Economic Development Corporations) to provide a variety of incentives to businesses relocating here.

Four of Collin County’s five largest cities – Frisco, McKinney, Plano and Allen – are nationally ranked in the top 100 wealthiest cities. That’s more than any other urban area in Texas and the Southwest, according to a survey – U.S. Wealth Centers — by Portfolio.com.

Once you find employment in the Dallas area, Landon Homes can help you find a place to live. We have new home communities in Frisco and McKinney, and all of our locations are within driving distance of Rockwall County.  Our homes are better built by design, with eco-friendly and energy-saving features that respect both the environment and your budget.

Plenty of Reasons to Buy a Home Even After the Tax Credit

May 24, 2010 – Even though the home buyer tax credit expired on April 30 and won’t be renewed, there may never be a better time to buy a home than today, according to the National Association of Home Builders (NAHB). Many outstanding opportunities still exist for home buyers, but they may not be around forever.

“The home buyer tax credit was just one of many factors motivating Americans to buy homes,” said NAHB Chairman Bob Jones, a builder and developer in Bloomfield Hills, Mich. “But buyers can still take advantage of today’s low interest rates and competitive prices to get a home they may not have been able to purchase just a few years ago.”

Besides mortgage interest rates that have been hovering at near-record lows, homes in many markets have become more affordable. Prices have moderated from the highs of the housing boom that occurred in most of the country, especially in major markets where they had increased significantly.
